As a reminder to current and new homeowners, we live in a community governed by Declarations, ByLaws, Resolutions and other corporate documents. The following are some of the rules contained within these documents which help to maintain our beautiful neighborhood.

The cost of water in Greythorne is included in our monthly assessment. We must be mindful to make sure the rain Sensor button is in the "Active" position and not to overwater. Each homeowner is responsible for opening and closing their sprinkler system. Aqua Systems sends letters for opening and closing - you are free to use their service or any other service. Once they open your system, confirm your system is in the "Run" position when the weather calls for watering. It is recommended that we water 3 times per week. Suggested days for watering in all of Greythorne are Tuesdays, Thursdays and Saturdays so that the grass is dry for Monday mowings.

Each homeowner is responsible for replacing light bulbs on the front lamp post and either side of exterior garage. So there is continuity throughout Greythorne, replacement bulbs must be LED, 800 lumen, 2700k (warm/soft white) light bulbs.

Each homeowner is responsible for landscape maintenance beyond the front and partial sides of their home.

Each homeowner is responsible to remove and replace dead trees and shrubs on all landscaping beds at the home on plantings beyond the 24-month warranty period.

Garage doors should not be left open for extended periods of time.

Garbage and recycling container lids must be closed pursuant to Modern's contract with the Amherst Highway Department Refuse Control. If your container is too small to contain all your rubbish you can contact the Town at 631-7119 to arrange for a larger one. Containers should be put out the evening prior to pick up. Please do not place them in the street or gutter pan - especially during the winter as that impedes snowplowing.

No business shall be conducted in the home. A home office is acceptable.

No recreational, oversized or commercial vehicles allowed within Greythorne with the exception of those loading and unloading. Vehicles with commercial signage are considered commercial and are not allowed.

There is no parking on roadways from 11:00pm to 7:00 am from November 1st through April 1st.

There is no parking in front of mailboxes during delivery hours which would preclude mail delivery.

Exterior changes to your residence or landscaping require prior Architectural/Landscaping approval from the association. Applications must be submitted to the architectural/landscape committee and approved by the Board before any work is started. Decorations observing the winter holiday season may be installed no sooner than the Saturday before Thanksgiving and must be removed no later than January 15th. Blowup decorations are not permitted.

Front landscape beds are to be left unaltered and shall not contain unauthorized pots, statues, ornamentations, etc.

Up to 4 potted plants are allowed on porches and concrete surfaces immediately adjacent to a unit (porch, garage, etc.).

Plantings, potted plants, statues and ornamentations in the rear of the units immediately adjacent to the patio are permissible.

Estate sales, garage sales, yard sales and public auctions and any similar sale strictly prohibited

No more than 2 dogs and/or 2 house cats are permitted. Pets must be leashed at all times while outside the homeowner's premises. Owners must clean up after their pets.
